Big changes afoot with the Stage 2: Low and Mid- Rise Housing Policy, set to take effect from 28 February 2025!
The Policy aim is to deliver up to 112,000 homes across NSW over the next five years by introducing new planning controls that allow dual occupancies, terraces, townhouses, apartments, and shop-top housing in designated low and mid-rise housing areas.
The changes will apply to 171 selected centres in the R1, R2, R3, and R4 zones. However, they will not extend to employment zones, land with significant constraints (such as bushfire and flood-prone areas), heritage-listed sites, or land within the Bathurst, Blue Mountains and Wollondilly LGA. Additionally land near dangerous goods facilities and high aircraft noise are also excluded.
One of the key highlights of this policy is the modification of planning controls within 800 metres of well-located shops, services, and transport hubs to facilitate low and mid-rise housing. This strategic move is expected to enhance accessibility and convenience for residents, promoting a more connected and sustainable urban environment.
